Flooding Issues

After the long wet and snowy winter-Spring is finally here. Unfortunately some people have found their yard or basement is not as dry as they had thought. The Winter weather this year had people wondering what they were going to do this Spring to make sure not to have a repeat of last Winter’s problems.
Many water problems arise in new homes because of improper grading, downspouts or blocked outlets from the foundation drain. Most of these problems are easy to rectify with the proper equipment and knowledgeable operators. Because most of these homes are usually not 100% landscaped- installing drainways and covering them over is not a problem.
Another thing to consider is rerouting your downspouts to a proper spot in your yard away from the house. The water from your downspouts should drain underground in piping to make it "out of site out of mind". Proper drainage should always be considered before the landscaping has begun. It is a lot less expensive to do it right the first time than to have to redo your freshly sodded lawn.
Some yards just have poor grade from the house due to incomplete land grading or just the lay of the land. If your yard has minimal grading in the wrong direction a transit/level might be required. You want to be sure that the water will disperse away from the house, not towards it. Imagine having your yard landscaped and find that it was improperly graded or not graded at all.
It is not uncommon for some older homes to have water issues- after years of no problems. Sometimes the old drainage system that was installed many years ago has started to deteriorate and just needs to be upgraded to the latest products and design. Usually if the system worked well for many years, with a little work now, it will continue to work for many more years.
Now is the time to take pictures, make notes and talk to a few professionals about how to resolve the issues. Although you might want to get this done as soon as possible, it’s probably not the best time of year. If you have water in your house than maybe a temporary trench with a pipe might suffice until the ground is dry- and you will get you a better job at a more reasonable price.
